The company develops and operates a proprietary ecosystem of marketplaces, Portals, SaaS and various technological tools that allow new types of business interactions between agents, real estate companies and end users, increasing business opportunities, the speed of operations and the size of the potential market for each actor.

Despite competitors, which show only the price that the seller asks, without indication if it is expensive or cheap, GoJom provides customers with the "360 Appraisal", which is the market price that a property should have. The company focuses on both primary and secondary transactions with real estate.

The co-founders of GoJom are experienced entrepreneurs who built two businesses — AdondeVivir.com, Turismoi — and realized successful exits.

Key advantages

Technology is the central part of the GoJom business model. Due to the enhanced technology stack company created sufficient entry barriers in the LATAM market.

Despite competitors, Gojom provides customers with freemium listing - free and unlimited advertisement publishing for users. Listings are then used as inputs for Big Data and valuation algorithms to get deep market insights. The company also automatically consolidates and analyses information from many public sources. Advanced algorithms for collecting and analyzing data allow the company to find the offers options for its customers and close deals much faster than competitors.

Product

GoJom is a fully licensed digital broker enhanced by data and technology. It simplifies property transactions for all counterparties and substantially reduces paperwork.

Company services can be separated into three interconnected products: digital brokerage, private marketplace, and financial services.

GoJom acts as a regular broker but implements big data analysis, artificial intelligence and other technologies to close the transactions 15x faster than the market average. That becomes possible due to deep customer profiling and the entire market supply analysis. As a result, clients choose from the 3-5 best available properties instead of having to see 20-40 options.

The private marketplace allows brokers to transact with GoJom and other real estate agents. Brokers are provided with an automatic valuation model that calculates property fair market price in seconds. The second tool is a match engine algorithm allowing to bring buyers and sellers together seamlessly.

GoJom also provides customers with financial services, ensuring they get a mortgage at the best possible terms.

Market

LATAM region is characterized by favourable demographic trends. The region is the 4th most populous in the world, with 600M+ inhabitants, and its population is forecasted to increase by 7.4% in the next 10 years. The growing middle class, which is expected to catch up with the U.S. level at 50% in 2030, and increasing urbanization trends are supportive for the real estate market.

LATAM residential RE market is projected to show a CAGR of more than 5% by 2027.

On the other hand, the market is highly illiquid and inefficient. There is no solid tech infrastructure to buy/sell properties. Transactions require a lot of paperwork and take a lot of time to process.

The peculiarity of the LATAM market is that 80% of RE transactions occur with 1 broker involved, and 50% of RE transactions occur with 2 brokers. Real estate agents don’t have exclusivity rights, so the same listing is offered at different prices or remains in the classifieds long after it has been sold. Moreover, many real estate brokers are not licensed or certified, causing fraud or complicated buying/selling processes.

All these factors create a strong demand for cutting-edge digital brokerage solutions.
